Financing an investment property in Alabama? 1st Nationwide Mortgage offers DSCR and non-owner-occupied bank statement programs for Alabama real estate investors through business-purpose lending.

Investment Property Programs Available in Alabama

Alabama programs are business-purpose, non-owner-occupied only:

  • DSCR Loans — Qualify on the property’s rental income. No tax returns, no W-2s, no employment verification.
  • Bank Statement Loans — Non-owner-occupied financing qualified on 12 or 24 months of deposits instead of tax returns.
  • NONI / Foreign National Loans — No income, no asset verification for investment property. Available in 49 states.
  • Commercial Real Estate Loans — 5+ unit multi-family, mixed-use, office, retail, and industrial. Available in all 50 states.
  • Hard Money Loans — Short-term, asset-based financing for fix-and-flip, lot acquisition, and value-add deals. Available in all 50 states.
  • Rehab Loans — Purchase and renovation financing in one loan. Fix-and-flip, BRRRR, and value-add projects.
  • Bridge Loans — Short-term financing between an acquisition and permanent loan, or while a property is stabilizing.

Owner-occupied and consumer mortgage products (FHA, VA, USDA, conventional, jumbo, reverse) are not offered in Alabama.

Why Alabama Investors Work With Us

  • Business-purpose lending, not consumer lending. Alabama investment property is financed under business-purpose programs, so qualification runs on the asset and the deal — not on your personal tax returns.
  • No debt-to-income ceiling on property count. DSCR ignores personal DTI entirely, so there is no conventional 4–10 financed-property limit constraining your portfolio.
  • LLC vesting is standard. Title in an entity is routine for our Alabama investor files, not an exception that slows the deal down.
  • Direct answers on real deals. Call and talk to someone who has underwritten the scenario before.
