Pull the actual dues figure and the association’s assessment history before you underwrite.

Inner-suburb pricing rarely supports positive carry. Arlington and Alexandria price-to-rent generally does not clear 1.00 at 25% down. Investors buying there are underwriting for appreciation and tenant stability. If the ratio has to clear, look to Prince William, Manassas, and Woodbridge.

Rental licensing and inspection requirements vary by jurisdiction. Several Northern Virginia localities operate rental inspection districts or require registration for residential rentals. Requirements differ between Arlington, Alexandria, Fairfax County, and the outer counties. Confirm at the specific jurisdiction before you close.

Tenant stability is genuinely exceptional here. Federal and contractor employment means lower delinquency and longer tenancies than most markets.
