Kissimmee and the 192 corridor. Osceola County holds the deepest concentration of vacation-rental-zoned inventory near the parks. Entry prices are lower than the premium resort communities while remaining fully STR-eligible.
Long-term rentals for the theme park workforce. Orlando’s tourism economy employs an enormous hourly workforce that has to live somewhere. Kissimmee, Pine Hills, Azalea Park, and parts of east Orange County produce reliable long-term rental demand with steadier DSCR math than the STR market.

Florida DSCR Considerations
No state income tax. Florida imposes no state income tax on rental or personal income, which directly improves after-tax yield.
No statewide rent control. Florida preempts local rent control, so long-term rental underwriting isn’t constrained by statutory increase caps.
Zoning is the whole game in Central Florida. Orlando is one of the few markets where short-term rental legality is genuinely parcel-specific. A home in a vacation-rental-zoned community in Davenport can be operated nightly; an otherwise identical home a few miles away in unincorporated Orange County cannot. Verify the zoning designation and the HOA’s short-term rental provisions for the specific address before you underwrite a nightly-rate pro forma.
