Idaho Has No State Veteran Loan Program

Said plainly so you don’t go looking. The Idaho Division of Veterans Services does not originate loans. It verifies VA eligibility, helps with Certificate of Eligibility requests, and refers veterans to the federal VA home loan guaranty.

California, Texas, and Oregon run their own state veteran mortgages. Idaho does not. Here, the federal VA loan is the program — and the state’s veteran housing benefit is the property tax reduction below.

The Idaho Property Tax Benefit — Mind the Filing Window

  • Amount: reduces property tax by $1,500, or your actual property tax, whichever is less
  • Applies to: the home and up to one acre of land
  • Eligibility: 100% service-connected disability rating recognized by the VA, or 100% compensation through Individual Unemployability, as of January 1 of the application year
  • Also required: you must own and occupy the home as your primary residence with a current homeowner’s exemption on file
  • Income limit: none
  • Filing window: January 1 through April 15

Two things about this one. First, it is a flat dollar reduction, not a percentage of value — so it is worth proportionally more on a modest home than on an expensive one. Second, that April 15 deadline is hard, and it runs on the same calendar as your taxes, which is exactly when it gets forgotten.

If your rating is permanent and total, it renews automatically. You file once.

VA Loan Limits in Idaho

With full entitlement — no active VA loan, no prior VA foreclosure — there is no VA loan limit.

Most Idaho counties sit at the standard national baseline. Teton County is the state’s one high-cost exception, carrying a substantially higher limit — a function of the Jackson Hole spillover across the Wyoming line. If you are buying in Teton on partial entitlement, that distinction is worth real money.

  • Boise, Meridian, Nampa, Caldwell — the Treasure Valley holds most of the state’s veteran population, and Meridian and Nampa are where the payment still works
  • Mountain Home — Mountain Home AFB, a market where military demand largely sets the price
  • Idaho Falls and Pocatello — INL employment, an older veteran base, and the most attainable entry point in the state
  • Coeur d’Alene and Post Falls — heavy in-migration from Washington, and appreciation that has tracked Spokane’s
  • Twin Falls — agricultural economy, steady, and priced well below the Treasure Valley

VA Purchase Requirements

Guidelines vary by lender. Typical:

  • Credit score: 620 minimum on most VA programs; better pricing at 700+
  • Down payment: none with full entitlement
  • Mortgage insurance: none, at any LTV
  • Funding fee: one-time, financeable, waived if you receive compensation for a service-connected disability
  • Occupancy: primary residence only
